Next-daybook by 3 PMScale ticketwith every final billDo I need to be at the property for the dumpster?
No one needs to be at the property for delivery or pickup. Tell us the exact spot when you book, keep it clear of vehicles, and unlock any gate. The driver texts or calls 20–30 minutes before arriving to confirm placement. A blocked spot means a $125 trip fee, so give clear directions.

- Give a gate code or leave the gate open.
- Ask the tenant or neighbor to keep cars out of the spot.
- Tell us about low wires or branches over the driveway.
What size dumpster for a rental turnover?
A rental turnover with leftover furniture and trash usually needs a 15-yard or 20-yard dumpster. An apartment unit or small house with a few rooms of belongings fits a 15-yard. A full house with furniture in every room fits a 20-yard. A large estate or several units takes a 30-yard.
What do tenants usually leave that can't go in?
Tenant cleanouts often turn up mattresses, tires, old fridges and half-used paint. Mattresses, tires and Freon appliances go in for $50 each. Paint cans with liquid, chemicals and batteries cannot go in. Walk the property and set these aside before loading.
What does a property cleanout dumpster cost?
Your 20-yard dumpster price includes delivery, pickup, 7 days and 3 tons. Weight over 3 tons costs $75 per ton, charged by the exact pound, not rounded up. A copy of the certified landfill scale ticket comes with your final invoice, emailed 3 to 5 business days after pickup.
Here is how the example works. The ticket shows 2.80 tons net, under the 3 included tons, so there is no overage charge.
Other charges happen only if they apply: $25 for each day past 7, $50 per mattress, tire or Freon appliance, and a $125 trip fee if the driver cannot reach the dumpster.

Property cleanouts dumpster questions
Can I book a dumpster for a property in another town?
We deliver across our Southeast Texas service area. Give us the address and check the ZIP.
Who gets the invoice?
The person who books receives the final invoice by email 3 to 5 business days after pickup, with the scale ticket attached.
Can the dumpster go on the street in front of a rental?
Street placement usually needs a city right-of-way permit. The driveway avoids that.
What if tenants or neighbors fill the dumpster?
Everything in it goes on the scale ticket. Place it where you can see it from the house, or tarp it when no one is working.
